SINGAPORE – After a choppy 2020 in Singapore’s real estate market due to the COVID-19 circuit breaker, what’s in store for buyers and investors of new condos in 2021?

Despite analysts’ gloomy forecasts, new private home sales have somehow defied expectations in 2020. The lockdown and travel curbs have certainly made a nice, comfortable home all that more important.

New launches like Forett @ Bukit Timah, Clavon, and Kopar have done exceedingly well in terms of sales.

Looking forward to 2021, we are likely to see a few new launches from the past year’s tepid en bloc and government land sales (GLS) activity.

Hence, supply is expected to remain tight in 2021, with eager buyers having to fight over units in a limited number of new projects.

Nonetheless, there are some really exciting ones worth watching out for. Here are some of my favorites.

Normanton Park

Normanton Park by Kingsford is 2021’s blockbuster mega condo of the year. With a staggering 1862 units, from 1 bedder to 5 bedders to strata-landed houses, there is something for everyone. Did we mention that prices start from just a mouth-watering $7xxK?

One Bernam

One Bernam by MCC Land/Hao Yuan is located in the bustling prime district of Tanjong Pagar, within the Central Business District (CBD). With the upcoming Greater Southern Waterfront, this new condo will prove to be a hit for investors riding the potential upside.

One-North Eden

One-North Eden by TID is situated in the plum site of One-North Gateway. Surrounded by modern business parks and institutes of higher learning, this new condo in the west of Singapore is an investor’s dream with its high rentability.

Parc Central EC

Parc Central EC at Tampines is the only executive condo (EC) on the list and is one you should definitely look at if you’re considering an EC. This is a rare EC located in a mature estate, and probably one of only a handful launching in 2021.

The Reef @ King’s Dock

The Reef @ King’s Dock is one new condo to watch out for in 2021. Developed by Keppel Land, The Reef is located in a prime spot at Harbourfront with a sea view, right across Sentosa island. This new condo is a third in the vicinity by Keppel Land, after Reflections at Keppel Bay and Corals at Keppel Bay.

Peak Residence

Peak Residence by Tuan Sing sits in an enviable plot of freehold land along Thomson Road, District 11. With only 90 residential units on offer, this exclusive premium development is an interesting one to watch out for in 2021.
